Nirmithya Consulting Private Limited (“Nirmithya”) is a residential architecture practice. We design duplex family homes with integrated rental-income units. We do not sell a business opportunity, an investment, or a “guaranteed income” scheme, and we want to be completely transparent about what we do and do not promise.

1. No Guarantee of Rental Income or Financial Returns

Any rental-income figures, ranges, or examples shown on our website, advertisements, or other materials - including amounts such as ₹30,000 to ₹1,00,000 per month - are illustrative design targets only. They represent what a well-designed home of a given configuration may potentially earn, and they are not a promise, guarantee, or assurance of any specific income or return.

Actual rental income depends on many factors that are outside our control, including the size and location of your plot, prevailing market and rental conditions, build quality, the choices of your contractor, tenant demand, and how the property is managed. You may earn more, less, or no rental income. We design with rental potential in mind; we do not control or guarantee the financial outcome.

2. Project Examples and Case Studies

The homes, plot configurations, and rental-income figures featured as examples on our website represent specific design projects and are shared for illustration. The “Leeladhar” project is shown with the client’s consent. Other featured projects, including those referred to as “Vasudevan” and “Rajesh,” represent designs currently in progress and are shown as representative examples of our design work. Individual results, designs, costs, and outcomes will vary from project to project, and these examples should not be taken as a prediction of what your project will achieve.

3. Cost and Construction

Any construction-cost figures or savings we reference are estimates based on prevailing Bengaluru market rates and are provided for guidance only. Actual costs depend on your design, specifications, material choices, contractor rates, and market movements. Nirmithya provides design and a Bill of Quantities; we do not undertake construction, act as a contractor, or supply materials, and we do not receive any commission from contractors or suppliers. Procurement and construction are carried out by the client and/or the client’s contractor.

4. Not Professional Financial or Legal Advice

Nothing on our website or in our materials constitutes financial, investment, tax, or legal advice. You should evaluate your own circumstances and, where appropriate, consult a qualified professional before making financial or investment decisions relating to building or renting out a property.

5. Architectural and Statutory Matters

Our design services are provided by, or under the supervision of, an architect registered with the Council of Architecture under the Architects Act, 1972. Statutory approvals, sanctions, and permissions for your project (including municipal and BBMP approvals) remain the responsibility of the client unless expressly agreed otherwise in writing. We do not guarantee the approval of any plan by any authority.

6. Intellectual Property

All designs, drawings, renders, plans, and other materials prepared by Nirmithya, and all content on our website, are our intellectual property and are protected under applicable Indian copyright laws. Any unauthorised duplication, reproduction, or distribution is strictly prohibited.

7. Third-Party Content and Platforms

Our website and advertising may reference or link to third-party platforms and content that are not under our control. We do not endorse and are not responsible for such third-party content. This website is not part of, or endorsed by, Facebook/Meta in any way; “Facebook” and “Meta” are trademarks of Meta Platforms, Inc. Your interactions with any third-party platform are governed by that platform’s own terms and policies.
